Property Manager

For our flagship office developments in Brno - like Spielberk Office Centre and Vlnena Office Park - we are looking for an experienced Property Manager, who will care about the smooth operation of the project as well as satisfaction of the clients / tenants within the projects.


Job describtion 

  • Meetings with tenants to assess building status, their needs, possible risks, goals and progress.
  • Fosters and maintains positive client relationships.
  • Lease management / both sides obligations, expires, breaks, bank guarantees, indexations, reconciliations, etc.)
  • Account Receivables management / proactive and daily communication with tenant, collecting, monitoring issues in respect of possible bankruptcy, informing finance and legal)
  • Studies market trends to maximize profits and identify investment opportunities
  • In cooperation with procurement department prepare and manage tenders for OPEX/CAPEX
  • Supervise and lead Facility Management
  • Propose internal changes in respect of financial reporting and budgeting, etc
  • Coordinates various inspections and viewings with potential tenants, brokers, external experts and other third parties.
  • Make sure that we are in line with financial and legal compliance.
  • Reviews financial results and reports to find ways to reduce costs.
  • Manage portfolio according to internal preferences and goals /acquisition and disposals/.
  • Assist to business development in respect of new deals and potential business opportunities
  • Maintain a deep knowledge of the market and industry
  • Clients care (understanding our clients, improve the services provided)
  • Providing suggestions to advance the business and increase profits
  • Oversee the company’s fiscal activity, including budgeting and reporting
  • Assure all legal and regulatory documents are filed and monitor compliance with laws and regulations

Required profile

  • At least 5 year of experiences as Property or Asset Manager.
  • Experienced in leading own projects and team
  • Business thinking, business experiences
  • Structured, organized, responsible
  • Knows how to prioritize
  • Very good knowledge of Real Estate standards and principles
  • Fluent Czech and English (written and spoken)
