Job description
- Meet tenants to assess building status, their needs, possible risks, goals and progress
- Foster and maintain positive client relationships
- Lease management: obligations from both sides, expirations, breaks, bank guarantees, indexations, reconciliations, etc.
- Account Receivables management/ proactive and daily communication with tenants, collecting, monitoring issues in respect of possible bankruptcy, informing finance and legal)
- Study market trends to maximise profits and identify investment opportunities
- Cooperate with procurement department to prepare and manage tenders for OPEX/CAPEX
- Supervise and lead Facility Management
- Propose internal changes in respect of financial reporting and budgeting, etc.
- Coordinate various inspections and viewings with potential tenants, brokers, external experts and other third parties
- Ensure that we are in line with financial and legal compliance
- Asses financial results and reports to find ways to reduce costs
- Manage portfolios according to internal preferences and goals/acquisition and disposals
- Assist business development in respect of new deals and potential business opportunities
- Maintain deep knowledge of the market and industry
- Clients care (understanding our clients, improve the services provided)
- Providing suggestions to advance business and increase profits
- Oversee company’s fiscal activity, including budgeting and reporting
- Assure all legal and regulatory documents are filed and monitor compliance with laws and regulations
Required profile
- At least five year of experiences as Property or Asset Manager
- Experienced in leading own projects and team
- Business thinking and experiences
- Structured, organised, responsible
- Ability to prioritise
- Very good knowledge of real estate standards and principles
- Fluent Czech and English (written and spoken)
