CTP nears two million sqm milestone in Romania with 153,0000 m2 logistics acquisitions in key locations in and around Brasov, Timisoara and Bucharest

Bucharest, 13.10.2021 – CTP, the largest developer and manager of Grade A logistics and industrial spaces in Romania, has acquired seven buildings totalling 153,000 m2 from the Olympian Parks Group. The assets are in Brasov, Timisoara, and the south of Bucharest. The transaction boosts CTP’s Romanian portfolio to almost two million m2, expanding its presence in the country to 13 cities. While the properties are almost fully let, there is space available to rent some locations.

“Brasov is strategically located in the middle of the country and is new on the CTP Romania map. The facility in Timisoara is a great addition to what will shortly become the largest CTPark in Romania outside Bucharest and surrounding area.

Romania is rapidly developing into a logistics hotspot – with the supply of modern Grade A industrial stock reaching 5.4 million square metres in the first half of this year – and we are the leader in this market. We have concluded a number of deals in the past two years and with strong demand from occupiers, especially manufacturing companies and e-commerce operators, which has risen from 3% in 2020 to 9% today, believe that we will continue our growth trajectory here.”
 

The transaction adds seven new tenants to the CTP family of clients as several of the occupiers already lease space in other facilities in the Group’s local portfolio in Romania. The acquisition also offers development opportunities on sites adjacent to the existing buildings, in line with CTP’s strategy to accommodate tenants’ current and future needs as well as to provide them with maximum flexibility.

Timisoara now represents CTP Romania’s second largest location in the country, after Bucharest, as the deal adds another industrial park comprising five buildings near to its CTPark Timisoara. Located next to the airport in Ghiroda, the complex has space available for immediate lease.

The acquisition was structured and led by Andreea Enescu, Head of Transactions, with support on technical aspects from the internal construction team headed by Valentin Rosu as well as CTP’s external legal partner, Theodor McCann (The Law Chamber).

Earlier this year, CTP acquired approximately 112,000 m2 of industrial space from Zacaria Industrial. This followed a series of similar transactions in 2020, including the acquisition of the A1 Business Park platform in Dragomirești Vale from Cromwell Property Group and the Equest Logistic Park industrial park, located on the A1 highway, near Bucharest, from Forum Serdika, one of the most dynamic players in the industrial and logistics market in Romania.

Following this latest acquisition, CTP owns Grade A warehouses across Romania in Arad, Brasov, Bucharest, Cluj-Napoca, Craiova, Deva, Oradea Pitesti, Sibiu, Timisoara, Turda, Ineu and Salonta. The company is the largest developer of industrial and logistics parks in Central and Eastern Europe, with a portfolio of 6.6 million m2 which it aims to expand to 10 million m2 by 2023.
